Remodeling your house can be one of the most expensive and huge investments in
your life. So you need to make sure that you get it done by someone who is
fully-qualified for the job. Hiring a remodeling contractor can be a bit taxing
as you need to make sure your house is in safe hands. Moreover, since remodeling
a house usually a huge and one-time investment, you need to be pretty confident
about the person who is undertaking the remodeling contract of your house.
There are certain things you need to check out before
hiring a remodeling contractor. The first and the most important thing to check
is whether or not the
remodeling contractor is licensed. Ask him to
provide you with proof of license. If he cannot then simple don’t hire him! If
you live in a townhouse, villa or high rise condominiums then only building
contractor or general contractor is allowed to do the remodeling in your house.
A residential contractor is not permitted to operate in these facilities. So

There are chances that the remodeling contractor and/or his employees may damage your property
while working. Therefore to make sure the damages are paid for, check whether
the contractor has general liability insurance. In case of damage, the insurance
company will pay for the repairs or replacement. Ask the contractor to show you
proof of insurance before hiring them.
Remodeling a house involves many subcontractors and
material suppliers who are generally hired by the
remodeling contractor. After the completion of the job,
you must ask the contractor to provide you with a
written lien waiver which is a legal document which
states that you have paid the contractor in full for his
services. Hence the contractor cannot place a mechanical
lien on your property. So just in case you receive a
Notice to Owner document fro subcontractors or material
suppliers asking for their money, you can produce them
the lien waiver document. In this case they need to
approach the remodeling contractor for their payment as you’ve already paid him
in full.
A remodeling contractor
must guarantee his work for at least one year after the
completion of the job. Only then it makes sense to hire him.
Also make sure that the remodeling contractor or his foreman is
always present on when the job is being performed; especially if
there are subcontractors involved so that you can be rest
assured about the safety of your house and also that the job is
done as expected.
It’s always a plus point if a remodeling contractor gives you
written references of his job. A well-established contractor
will have no issues in presenting you with references. Make sure
you ask for reference which is not more than a year old.
